About Legionella Risk Assessments
We're a Legionella team based in Chiswick, west London. We assess water systems, explain what we find in plain English, and then do the work to put it right.
What we do
Our main job is the Legionella risk assessment: surveying a building's hot and cold water system, finding where bacteria could get a foothold and writing a clear report with a scheme of control. Because a report on its own doesn't fix anything, we also carry out remedial works, TMV servicing, ongoing Legionella maintenance and water sampling. Samples go to a UKAS-accredited laboratory.
Who we work for
A lot of our work is for landlords, HMO owners and the managing agents who look after rented homes for them. We also work for schools, care homes, offices, shops, hotels, holiday lets and dental practices. A one-bed flat and a care home need very different things, so we size the survey and the paperwork to the building rather than using one template for everything.
How we work
- We quote first. You tell us about the property and we give you a fixed price before anyone visits.
- We measure rather than guess. Temperatures are taken on site, tanks are opened and looked at, and outlets are checked one by one.
- We write for people, not auditors. The report ranks the risks and says what to do about each one, in plain English.
- We don't push work. Remedials are priced separately and there's no obligation to use us for them.
The guidance we work to
Our assessments and checks follow HSE's Approved Code of Practice L8 and the technical guidance in HSG274, mainly Part 2 for hot and cold water systems. The legal duty behind it all comes from the Health and Safety at Work etc. Act 1974 and the COSHH Regulations. In healthcare buildings we also work to HTM 04-01, and in care settings we follow HSE's guidance on hot water and scalding. Our FAQ page explains how these fit together.
Where we work
Our office is in Chiswick, so London and the Home Counties are where we do most of our work: Surrey, Kent, Essex, Hertfordshire, Berkshire and Buckinghamshire as well as the capital.
