Cold water tank replacement
Old, corroded or oversized tanks swapped for WRAS-approved tanks with tight-fitting lids, insect screens and screened overflows and vents.
Your risk assessment told you what's wrong. We put it right. Our engineers carry out the actions in your report, from a single dead leg to a full tank replacement, then update your records so you can prove the risk is controlled.
These are the actions that come up most often in Legionella risk assessments. If it's in your report, we can quote for it.
Old, corroded or oversized tanks swapped for WRAS-approved tanks with tight-fitting lids, insect screens and screened overflows and vents.
Drain-down, removal of sediment and biofilm, chlorination and flushing, with a disinfection certificate to BS 8558.
Upgrade existing tanks so dirt, insects and heat can't get in, keeping stored cold water below 20°C.
Cut out redundant pipework where water sits still and bacteria thrive. One of the most common, and most effective, fixes.
Remove or re-plumb outlets nobody uses, so you're not flushing them every week forever.
Lag hot pipes to keep them hot and separate or insulate cold pipes that are warming up near heat sources.
Reset and verify cylinder and calorifier temperatures to at least 60°C, and balance circulation so outlets reach 50°C within a minute.
Drain-down and blow-down to remove sludge from the base of hot water vessels, where Legionella can multiply.
Whole-system chlorination after a positive sample, new installation or major works, certified to BS 8558.
Fit thermostatic mixing valves where scalding is a risk, so hot water can be stored safely hot. More on TMVs.
Replace scaled or perished shower heads and hoses with easy-clean, low-retention fittings.
Replace dead-end expansion vessels with flow-through types, or fit drain valves so they can be flushed.
No problem. Send us the report and we'll quote for the remedial actions. We'll tell you honestly if anything can wait.
We price each action from your report and tell you which are urgent and which can be planned in.
Works scheduled to suit tenants, residents, pupils or trading hours, with water off for as little time as possible.
Before-and-after photos, temperatures and any certificates, all supplied for your records.
We update your risk assessment and logbook so the action is closed off on paper as well as in the plant room.
How we prioritise remedial actions. Your assessor will set the priority for each action in your report.
| Priority | What it means | Typical timeframe |
|---|---|---|
| High | A clear risk of exposure, e.g. contaminated tank, hot water below 50°C, no control scheme | Immediately, within days |
| Medium | Conditions that could support growth, e.g. dead legs, warm cold water, uninsulated pipework | Within 1–3 months |
| Low | Improvements and good practice, e.g. labelling, replacing ageing fittings | Planned maintenance |
A guide only. Timeframes depend on who uses the building. Healthcare and care settings may need faster action.
You must take reasonable steps to control the risk. High-priority actions should be dealt with straight away. Lower-priority items can often be planned in, and we'll help you build a sensible programme.
For some works, yes, but usually only for a short time. We'll tell you in advance and work around your tenants, residents or business hours.
Yes. Much of our work is in occupied rented property. We give tenants notice, keep disruption to a minimum and leave everything clean.
Yes. When we've completed the work, we record it against your assessment so you can show the action has been closed off.
Hot weather warms cold water pipes and tanks towards the range Legionella likes. Why it happens and practical fixes to keep cold water cold.
A positive Legionella result is worrying but manageable. What the numbers mean under HSG274, who to tell and how to get the system back under control.
What happens during a cold water storage tank inspection, the faults we find most often and the remedial works that put them right.
