Scheduled visits
We book the visits in advance and turn up when we say we will, so you don't have to chase anyone.
A risk assessment and written scheme are only half the job. The law expects the checks to actually happen, and to be recorded. We take care of the routine monitoring for you, log every reading and flag problems the same day.
Typical routine checks for hot and cold water systems, based on HSE guidance HSG274 Part 2. Your written scheme sets the exact tasks for your building.
| Task | What we check | Typical frequency |
|---|---|---|
| Sentinel outlet temperatures | Hot reaches at least 50°C (55°C in healthcare) within 1 minute; cold below 20°C within 2 minutes | Monthly |
| Hot water cylinder / calorifier | Flow at least 60°C, return at least 50°C | Monthly |
| Little-used outlets | Flushed to draw fresh water through | Weekly |
| Shower heads & hoses | Dismantled, cleaned, descaled and disinfected | Quarterly |
| Cold water storage tanks | Incoming and stored water temperatures | 6-monthly |
| Cold water storage tanks | Visual inspection for debris, lids, screens and condition | Annually |
| Calorifiers | Inspection and drain or blow-down where needed | Annually |
| Representative outlets | Rotating sample of other outlets, so every tap is checked over time | Annually |
| TMVs | Temperature, fail-safe and service. See TMV servicing | 6–12 monthly |
| Risk assessment | Review, and after any significant change | Regularly |
Frequencies are typical, not fixed. Your risk assessment may set different ones.

Some clients want everything done for them. Others have a caretaker or site team who can handle weekly flushing. We'll build a plan around the people you've already got.
Portfolios of flats and HMOs, especially voids that sit empty between tenancies.
Quiet floors, hybrid working and seasonal shutdowns that leave water standing.
Holiday shutdown and start-of-term flushing, planned around the academic calendar.
Higher-frequency monitoring for vulnerable users, aligned with your Water Safety Plan.
Yes, as long as they're competent and properly trained, and the checks are recorded. Many clients have site staff do weekly flushing while we handle the monthly and annual tasks.
We tell you the same day, explain the risk and recommend the fix, whether that's a thermostat adjustment, extra flushing or a remedial job. If sampling is needed, we can arrange it.
Yes. The assessment and written scheme decide what needs monitoring. If you don't have a current one, we can do both.
